How to Tell If Your Deck Is Unsafe: A Homeowner's Checklist

Ten minutes, a screwdriver and a flashlight will tell you more about your deck than a season of looking at it from the kitchen window.

A deck is unsafe when its connections are failing, not when its surface looks bad. Grey wood, splinters and hairline cracks are cosmetic. Movement, softness, rust and missing hardware are structural — and they hide in six specific places: the ledger board, the beams, the support posts, the hardware connections, the railings and the stairs. Check those six and you will know where you stand in about ten minutes.

Here is why it is worth doing. There are more than 60 million decks in the United States — roughly 50 million residential and 10 million commercial. NADRA estimates about 30 million are past their recommended service life, and that fewer than half were built to code. The Consumer Product Safety Commission recorded 224,000 people injured in deck and porch incidents between 2003 and 2007, 33,000 of them in a structural failure or collapse. Those are maintenance outcomes, not freak events.

What you need before you start

  • A flathead screwdriver or awl — for probing wood.
  • A flashlight — most of what matters is underneath.
  • A tape measure — guard height and baluster spacing.
  • Ten minutes, and a willingness to get under the deck.

The probe test is the core of this: press the screwdriver tip firmly into the wood. Sound wood resists. If the tip sinks in a quarter inch or more, or comes out with damp crumbly fibers, that piece is rotten — regardless of how it looks from above.

The six components that hide serious defects

The ten-minute walk-through, step by step

1. Start at the house wall — the ledger

Look at where the deck meets the house. Is there flashing — a metal or membrane cap over the top edge of the ledger, tucked behind the siding? If you can see the bare top edge of the ledger with siding sitting loose above it, there is likely nothing keeping water out of that joint. Probe the ledger at both ends and in the middle. Then look underneath with a flashlight: are the fasteners bolt heads and washers, or nail heads?

A nailed ledger is the single most common serious defect on a deck built in the 1980s or 1990s — it is why we wrote a whole article on the ledger board problem. Dark staining on the siding below the deck line means water has been getting behind it for years.

2. Get underneath and look at the beams and joists

Sight down the beam. A visible sag, a split running out from a bolt hole, or crushed fibers where a post meets the beam all mean that connection is working harder than it should. Probe the joist ends at the ledger — where water collects and the framing sits deepest in shadow.

3. Check the posts at the bottom, not the top

Posts almost always rot from the bottom. Probe each one at ground level and just above whatever it sits on, then push it sideways firmly — it should not move at all. Now look at how it sits: for post bases exposed to weather or splash, the code requires a 1-inch standoff above the concrete. Concrete holds moisture, and a post sitting flat on a wet pier wicks water into the end grain.

4. Look at every piece of metal

Rust streaks running down the wood from a bolt or hanger mean corroding hardware — which is why Baltimore County specifies triple-dip galvanized or stainless. Count the nails in your joist hangers: they are designed to be fully filled, and empty holes mean the hanger carries less than its rating.

5. Test the railings properly

Lean into the guard with real weight, at the middle of each span and at every corner post. A guard that flexes, creaks or shifts at its base is not doing its job. Then measure:

  • Is a guard required? Yes, when the walking surface is more than 30 inches above the grade below.
  • How high? At least 36 inches on one- and two-family homes.
  • How wide are the gaps? The 4-inch sphere rule: a 4-inch sphere must not pass through any opening in the guard. A child's ball or a 4-inch measurement between balusters settles it.

Older decks fail these tests routinely — a 32-inch railing with 6-inch gaps was normal once. Retrofitting a guard is one of the more affordable safety upgrades on a deck.

6. Finish at the stairs

Look at what the bottom of the stringers rests on. Stair stringers commonly sit on soil, a paver or a patio block instead of a footing at frost depth — one of the most frequent defects there is. Baltimore winters swing above and below freezing repeatedly, and every cycle heaves the soil under an unsupported stair. Then check the notches for cracks, bounce on each tread, and confirm the handrail is graspable.

"Stop using the deck" means what it says. Keep people, pets and furniture off it and host nothing on it until it has been assessed. A deck under a crowd carries several times the load it carries on a quiet Tuesday, and structural failures overwhelmingly happen when a deck is full.

What a homeowner check can't see

A walk-through is genuinely useful, but three things stay hidden:

  1. The condition of the house's rim joist behind the ledger — visible only when decking comes off.
  2. Whether lateral load hardware exists. The code requires connections resisting 1,500 pounds of tension at each end of the ledger, in addition to the ledger bolts. Older decks almost never have them.
  3. What the wall behind the ledger actually is. Brick veneer looks identical to structural masonry from the yard — and a ledger may not be attached to veneer, because veneer is non-structural.

When should you do this?

Annually, and spring is the right moment. Pair it with the water-bead test: splash a cup of water on the boards, and if it soaks in rather than beading, it is time for power washing and stripping plus staining and sealing, or a full deck restoration.

Concrete holds moisture, so a post sitting flat in a puddle wicks water up into the end grain and rots from the bottom — the damage is worst exactly where you cannot see it. A proper standoff base lifts the post and lets the end grain dry.

Do deck stairs need footings?

Yes. Stair stringers are frequently found resting on soil, a paver or a patio block instead of a footing at frost depth, which is one of the most common defects on older decks. Soil heaves through a Baltimore winter as temperatures swing above and below freezing repeatedly, so an unsupported stair moves, racks and pulls away from the deck over time.

How often should a deck be inspected?
