What should you tell us about your deck?

The more of this you can answer up front, the closer our first conversation gets to a real number instead of a range.

• Roughly how big is it? Length and width is plenty — "about 12 by 16" tells us a lot.
• How high off the ground is it? A deck a step off the patio and a deck over a walkout basement are very different jobs, and height drives permit rules in most counties around Baltimore.
• What is it actually doing? Bouncing, swaying, soft boards, a railing that moves, rust streaks at the fasteners, water staining a ceiling below — the symptom points at the cause.
• Photos, if you can. One from a few steps back, one of the problem area, and one of where the deck meets the house. That last one matters most: the ledger connection is the most failure-prone part of any deck.
• Material and rough age. Pressure-treated pine, cedar, composite, or "no idea" — all fine answers.
